Dubai's Commercial Real Estate Market in Q2 2026: Key Trends and Insights
Dubai's commercial property market recorded AED 24.25 billion in transaction value during Q2 2026, offering a revealing look at where investor confidence, and capital, is flowing across the office, retail and industrial sectors. In this article, we break down the key trends shaping Dubai's commercial real estate landscape this quarter, drawing on data from CRC Property's latest Q2 2026 Commercial Property Market Report.
Office Market Trends: Institutional Demand Stays Strong
The office segment remained the standout performer in Dubai's commercial real estate market this quarter. Total offices sold reached 1,005 units (-35.8% QoQ) and totalled AED 7.5B in sales value.
Looking at the picture on a year-on-year basis, office sales value has climbed a remarkable 190% compared to Q2 2025 — effectively tripling in the space of twelve months. This scale of growth goes well beyond typical cyclical movement and points to a structural repricing of Dubai's Grade A office stock, driven by a persistent supply shortage against rising demand from both institutional investors and corporate occupiers. In other words, this quarter's momentum isn't a one-off, it's part of a sustained, longer-term shift in how the market values premium office space.
Business Bay retained its position as Dubai's leading office investment destination, followed by Al Sufouh 1 and Jumeirah Lakes Towers (JLT). Demand remained particularly strong for smaller, flexible office formats under 1,500 sq ft, a trend driven by SMEs, startups and single-owner operators seeking cost-efficient workspace in a supply-constrained market.

Dubai Retail Real Estate: Momentum Builds Year-on-Year
Dubai's retail investment segment saw a quieter quarter sequentially, but the year-on-year picture remains striking with retail transaction value up close to 180% compared to Q2 last year. This sustained growth trajectory points to continued investor confidence in Dubai's retail real estate sector, even as month-to-month activity fluctuates.
Eliza Esenbek, Head of Retail and F&B at CRC Property shares her insights on the trends of the quarter:
“Dubai's F&B sector was a mixed bag in Q2. Full-service restaurants struggled with rising costs, fit-out delays and cautious spending, while quick-service brands kept growing driven by value, convenience and delivery demand, especially in residential communities.”

Industrial and Logistics: A Defensive Asset Class
Industrial and logistics real estate continued to demonstrate its role as a defensive segment within Dubai's commercial property market. Strong institutional-grade supply — including major developments like Terralogix in Warsan, reflects sustained developer confidence in the sector's long-term fundamentals, driven by e-commerce growth and supply chain resilience needs.
Small-to-medium footprints continue to anchor Dubai's industrial leasing activity, with demand concentrated in the 10,000–50,000 sq ft range as regional distributors, last-mile logistics operators and light industrial occupiers prioritise agility over scale. Rental rates have held steady this quarter, a sign of stabilisation rather than softening, with tight availability in this preferred bracket keeping landlords firm on headline rents.
Institutional appetite for income-producing industrial assets remains equally strong, with funds continuing to compete for well-let, quality warehousing stock. This sustained capital markets activity is reinforcing pricing discipline across the sector and reaffirming industrial's role as a resilient, yield-generating piece of a diversified portfolio.
